BARNDOMINIUM WITH SHOP AND GARAGE
A barndominium with shop space is one of the most common builds we do in the Colorado Springs area. Buyers with rural land east of the city, out in Falcon, Peyton, and Calhan, are often looking for a property that handles both living and working without compromise on either side. A well-designed barndominium garage and shop layout gives you a real home and a real work space in the same building, on the same foundation, without one side limiting what the other can do.
Getting the layout right is the first thing to work through. The most common configuration puts the living quarters on one end and the shop or garage bays on the other, with a shared wall and interior access between them. The living side gets standard residential ceiling heights, insulation, and finishes. The shop side gets what it needs: high clearance doors, concrete floors rated for the loads you're putting on them, 220-volt service, compressed air rough-in if needed, and ceiling height for whatever equipment or vehicles you're working with. Fourteen-foot and sixteen-foot clearance doors are common in our shop builds.
Insulation and HVAC zoning between the shop and the living quarters matters more than most buyers think about upfront. Colorado Springs winters are real, and a shop space that's open to outside air every time a bay door goes up needs its own heating strategy separate from the living side. We design the mechanical systems for both sides of the building from the start rather than trying to adapt a residential system to a shop environment.
The barndominium garage side of the build also needs to account for the site. Where do the bay doors face relative to prevailing wind? How does the apron drain? Is there enough approach for the vehicles and equipment going in and out? These are site-specific questions we work through during the planning phase.
